1. About Sort & Settle Glasgow
Sort & Settle Glasgow is a relocation and property search service based in Glasgow, Scotland.
The service operates as a trading name of GB Visa & Immigration Services UK Ltd, a UK-registered limited company with its registered office in Glasgow.We provide independent relocation support only. We do not act as letting agents, estate agents, surveyors, solicitors, or property managers.
2. Scope of Service
Sort & Settle Glasgow provides relocation support to clients moving to Glasgow and surrounding areas in accordance with an agreed service level (Select, Signature, or Complete).
Depending on the service level selected, support may include:
discussing accommodation requirements, budget and timing;
searching the open market and shortlisting suitable properties;
liaising with letting agents or landlords to confirm availability and terms;
arranging and attending property viewings on the client’s behalf;
providing honest feedback, photos and short video summaries;
supporting the client through the tenancy application process;
providing practical guidance through to tenancy agreement.
The precise scope of work is defined by the agreed service level and confirmed in writing before work begins.
2A. Exclusions
The service does not include:
legal, financial or tax advice;
referencing decisions or outcomes;
negotiation of tenancy terms or acting with authority to bind the client;
property management or ongoing landlord liaison after move-in;
guarantees that a tenancy or property will be secured.
All tenancy agreements are entered into directly between the client and the landlord or letting agent.
2B. Search Parameters and Market Conditions
Each search is conducted in line with the client’s stated requirements, budget and preferred locations.
The Glasgow rental market is competitive and availability varies by area, season and demand. Where requirements are highly specific, budgets restrictive, or suitable stock limited, appropriate properties may not arise within the desired timeframe.
If a client declines properties that reasonably fall within the agreed brief, or if no suitable properties arise due to market conditions or client-set constraints, this does not constitute a failure to deliver the service.
Fees remain payable for the work undertaken, including search activity, shortlisting, communication with agents, viewings and market monitoring.
2C. Work Beyond Scope
Work beyond the agreed service level will only be undertaken where expressly agreed in writing.
This may include, but is not limited to:
extended or repeated searches;
expansion of the search area or brief;
additional viewings beyond those included in the agreed service level;
post-agreement or post-arrival support not covered by the selected service;
ad-hoc or exceptional tasks requested by the client.
Any such work will be confirmed in advance and charged under a revised fee or separate written agreement.
3. Fees and Payment
Fees are agreed in writing before work begins and reflect the selected service level (Select, Signature, or Complete).
Fees are charged for professional time, judgement and coordination and are not dependent on a tenancy being secured.
Unless otherwise agreed:
a deposit or full fee is payable prior to commencement;
international, multi-area, or high-intensity searches may require full payment in advance;
invoices are issued electronically and payable to GB Visa & Immigration Services UK Ltd.
4. Cancellations and Refunds
If a client cancels before substantive work has commenced, any deposit may be retained to cover preparatory work already undertaken.
Once search activity or viewings have begun, fees are non-refundable.
If Sort & Settle Glasgow is unable to proceed due to illness or unavoidable circumstances before work has commenced, any deposit paid will be refunded in full.
5. Client Responsibilities
Clients agree to:
provide accurate and complete information regarding requirements, budget and timing;
respond promptly to communications, particularly where market conditions require swift decisions;
complete tenancy applications and referencing directly with the landlord or letting agent;
ensure all information provided to third parties is accurate and truthful.
Delays caused by incomplete or inaccurate information remain the client’s responsibility.
6. Liability
Sort & Settle Glasgow acts as a facilitator and local representative only.
We are not liable for:
decisions or actions taken by landlords, letting agents or referencing providers;
referencing outcomes or delays;
property defects not reasonably apparent during viewings;
issues arising after a tenancy has commenced;
misrepresentation by third parties.
Any liability is strictly limited to the total fee paid by the client for the service.
7. Confidentiality and Data Protection
Client information is treated as confidential and used solely for the purpose of delivering the agreed service.
Information is shared only with landlords, letting agents or other third parties where necessary to progress the search or tenancy application.
We do not disclose client identities, circumstances or instructions beyond what is required to perform the service.
We comply with UK data-protection law and are registered with the Information Commissioner’s Office (ICO).
8. Governing Law
These Terms of Business are governed by the laws of Scotland.
Any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.

10. Acceptance of Terms
By instructing Sort & Settle Glasgow, paying any invoice issued, or confirming in writing that you wish to proceed, you confirm that you have read, understood and accepted these Terms of Business.
Such acceptance constitutes a binding contract under Scots law.
No variation shall apply unless agreed in writing.
